Bond Cleaning Checklist
The Complete Bond Cleaning Checklist for Mackay
A room-by-room, inspection-grade checklist covering what Mackay property managers actually check, including the wet-season and cane-ash trouble spots a generic checklist won’t mention. Use it yourself, or use it to know exactly what a professional clean should cover.
Rather We Did It? Call UsWhat’s Actually on a Bond Cleaning Checklist?
A bond cleaning checklist is simply every area a property manager checks at final inspection, measured against the entry condition report you both signed at move-in. In Queensland, a bond can equal up to four weeks’ rent, so even a small oversight in cleaning can mean a real amount of money held back.
The list below runs through the kitchen, bathrooms, bedrooms, living areas, windows, walls and outdoor spaces, plus the specific things that catch Mackay renters out that a generic checklist from another state wouldn’t mention. Work through it in order and tick each box off.
Pressed for time? Most people spend a full day or more working through this properly. If that’s not realistic before your inspection, our bond cleaning Mackay team handles the whole list for you, backed by a free 72-hour re-clean guarantee. See what it costs.
Work Smart, Not Twice
The Right Order to Clean In
Clean in the wrong order and you’ll knock dust onto floors you’ve already mopped. This sequence avoids redoing your own work.
Clear It Out
Every room emptied before any cleaning starts.
High to Low
Fans, light fittings and walls before anything at floor level.
Kitchen First
The longest job, tackle it while you’ve still got energy.
Bathrooms Next
Second-longest, and where mould gets checked closely.
Floors Last
Vacuum and mop as you work backward toward the door.

Mackay-Specific Trouble Spots
- Wet-season mould: bathroom silicone, window seals and wardrobe corners can develop mould within weeks during Mackay’s wet season, worth checking closely even if the rest of the room looks fine.
- Cane ash residue: during crushing season, fine ash from cane fires settles into window tracks, sills and outdoor surfaces. A dry wipe smears it, rinse first.
- Air-conditioning filters: with aircon running most of the year here, filters clog faster than an inland or southern property, and they’re routinely checked.
- Humidity buildup in wardrobes: closed, poorly ventilated wardrobes can develop a musty smell during wet-season months, worth a proper wipe-down, not just a quick look.

Checklist Questions
Bond Cleaning Checklist FAQs
Should I check my entry condition report before I start cleaning?+
Yes, and ideally before you start, not after. Compare the property against what was recorded when you moved in, so you’re not held responsible for anything that was already worn or damaged at the start of your lease.
How much bond could I actually lose over cleaning?+
More than most people expect. In Queensland, a bond can equal up to four weeks’ rent, so even a small deduction for missed cleaning adds up to a genuine amount of money, worth taking the checklist seriously rather than rushing it.
Do I have to steam clean the carpets myself?+
Only if your lease specifically requires it, but many Mackay leases do, often with a receipt as proof. Vacuuming alone won’t satisfy that clause. See our carpet cleaning page if yours does.
Is fair wear and tear the same as needing a clean?+
No, they’re different things. Faded paint or minor carpet wear from normal daily use is fair wear and tear and can’t be deducted. Built-up grime, food residue or mould is a cleaning issue and can genuinely affect your bond.
Should I take photos once the cleaning’s done?+
Yes, photograph each room on the day of your final inspection. Dated photos are genuinely useful evidence if the condition of the property is ever disputed after you’ve handed back the keys.
Is it worth doing this myself, or hiring a professional?+
Depends on the property and your time. A small, well-kept unit with a flexible schedule can suit DIY. A larger home, a busy household, or heavy buildup in the oven or bathroom usually goes faster and safer with a professional. Compare against our Mackay cost guide, or book a professional clean.
